Standard Features and Specifications
The DEVELOPERS liability with regard to the specifications is restricted only to the quality of work mentioned in the case of manufactured and bought out items registered with warranty extended by the manufacturer of such bought out items. The DEVELOPERS however undertake to provide only such items as are made from the manufacturers from reputed concern.

The project will be executed under the direction of the architect and assisted by consultants for various thrust areas structure, electrical, plumbing, landscaping etc., Contemporary yet innately comforting with all the modern amenities the building has to offer, it's bound to make you feel elevated in more ways than one. Each of the 22 flats at Sadhana are designed keeping in mind the need and requirements of modern life. While the state-of-the-art facilities and construction lets you keep pace with the world, the pastel and soft colours and feel of the houses lets you cut away from the rat race and live at your own speed.

 

 

A. Type of Construction: RCC framed structure with 9” thick exterior brick wall and 4-1/2” thick interior brick wall with Isolated/Raft foundation.
   
B. Loft:  
1. Passage area: RCC loft at a height of 7’6” from floor level and with a width of 2’0”

6. Toilets: Pastel/Soft coloured ceramic tiles of Indian / imported make as specified by the Architect.

8. Servant room: Vitrified tiles of Indian/Imported make as specified by the Architect.
9. Servant toilets: Ceramic Tiles of Indian/Imported make as specified by the Architect.
   
E. Door:  
1. Main Door: Teak Wood frame with Teak wood Paneled shutter. Main Door provided with Yale lock/equivalent make and antique finished brass Tower bolts, brass hinges and fitted with antique finished brass door stopper and eyepiece.
2. Other Doors: Teak Wood frame with Teak Wood Paneled shutter fitted with antique finished brass handle with lock, Tower bolts, brass hinges and fitted with antique finished brass door stopper.
3. Toilet Doors: Teak Wood frame with Teak Wood Paneled shutter fitted with antique finished brass handle with lock, brass Tower bolts, brass hinges and fitted with antique finished brass door stopper.
4. Windows/Ventilators: Teak wood frame & Teak wood shutters with plain glass and bright bar grills, brass tower bolts, stays and painted with suitable colour as specified by architect.
   
F. Plumbing:  
1. Common Overhead tanks: Duct pipes terrace pipes of UPVC Trubore / Finolex / equivalent
2. Internal concealed Pipe: UmPakVeC. of Finolex / Trubore or equivalent make.
3. Exposed Piping: UPVC of Finolex / Trubore or equivalent make.
4. Waste Water line: UPVC of Finolex / Trubore or equivalent make.
   
G. Tiling:  
1. Toilets: Pastel/ Soft coloured glazed tiles up to a height of about 7’6” of Indian/Imported make in the design specified by the Architect.
2. Above Kitchen Platform: Glazed tiles up to 2’0” above the platform with Indian/Imported make in the design specified by the Architect.
3. Utility: Ivory / White coloured glazed tiles of Indian/Imported make in design specified by the Architect.
4. Wash Basin: Pastel/ Soft coloured glazed tiles up to a height of about 2''0" above the platform of Indian/Imported make in the design specified by the Architect.
   
H. Sanitary ware: All sanitary ware will be coloured
1. Toilets: Europan Water Closets of Parryware/Grohe/American Standard / equivalent make and ceramic wash basins of Parryware/equivalent
2. Wash area: Cmearkaem. ic Wash basin of Parryware /Grohe/American Standard / equivalent make.
   
I. Sanitary Fittings:  
1. All Toilets: Chromium Plated basin fittings of Jaguar / equivalent make.
Two-in-one wall mixer Jaguar / equivalent make. Over head shower of Jaguar / equivalent make Chromium plated low level tap and one concealed stop cock in each bathroom of Jaguar / equivalent make. Stainless steel towel rack
   
J. Electrical Supply & Wiring: Concealed wiring using Finolex / equivalent make suitable for 3PH.
Supply
Switches / plug points / light points / fan points / Main, Distribution Board with phase change over switch will be provided. Switches will be of Legrand / equivalent make or as specified in drawings.
  Wiring of 3/22 rating for 5A points and 7/20 for 15A points.
Provision for Air conditioner in all bed rooms with additional
provision for a computer point in Master bedroom.

Provision of power points (15A) for Fridge, grinder, microwave in the Kitchen.

Provision for exhaust fan in Kitchen and Toilets.
   
K. Telephone Points: In living and master bedrooms.
   
L. Television Points: With cabling from common Reception Point terminating in the living room and Master bedroom capable of being linked up with cable operator’s signals.
   
M. Painting:  
1. Ceiling: With cabling from common reception point terminating in the living room and master bedroom capable of being linked up with cable operator's signals.
2. Internal Walls: One Coat of primer and one coat P.O.P.Punning and one coat of Emulsion Primer and two coats of Emulsion Paint.
3. All Doors: Melamine Polishing.
4. Windows & Grills: Synthetic enamel painting.
   
Common Areas  
   
A. Flooring: Inter Locking Paving Blocks as specified by the Architect.
1. Lobbies: Granite slab skirting-colour, pattern & size as specified by the
architect.
2. Staicase: Granite slab skirting-colour, pattern & size as specified by the
architect for risers and treads.
3. Car Parking ( Covered ): Granolithic finishing over a bed of PCC flooring.
4. Driveway & other external area: Inter Locking Paving Blocks as specified by the Architect.
   
B. Staircase Baluster Rails: MS balusters fabricated to design as specified by the Architect with Teak wood handrail.
   
C. Sump: As per CMWSSB standards.
   
D. Pump: 2 Nos. single phase pump with a phase change over switch of Texmo / equivalent make.
   
E. Over head tank: Of adequate capacity as per standards and comprising of two compartments with provision of draw from sump into one and from auxiliary source like bore well in to other.
   
F. Water Sources:  
1. Kitchen Area: One tap for Metro Water Supply and another for Bore well.
2. Other areas: Taps at appropriate places for water supply.
   
G. Gate/Name board/Letter: boxes/Sentry post/Light fittings: Built to design as specified by the Architect.
   
H. Compound Wall: Will be provided on all sides, retaining existing walls if any. Roadside wall will be built to design as specified by the Architect.
   
I. Landscaping: Landscaping on the first floor level as per Architect's design.
   
J. Lift: 5 person V3F automatic door closure with rescue divisor of the make Schindler/equivalent make
   
K. Generator: Generator back up will be given to all flats, lift and common areas.
   
L. Servant/Drivers Toilet: Will be provided on the Ground Floor in the common area.
   
M. Anti termite treatment: The foundation and the building will be treated with suitable chemicals for termite proofing.
   
N. Amenities: CCTV camera covering all the lobbies, covered car parking, Gym, Party hall.
